Why there is no single price for spray foam
Commercial insulation projects are rarely alike. A clean new-build steel frame and a corroded agricultural roof might share the same floor area yet require very different work, time and specification. That is why a published per-square-metre figure would mislead more often than it helped.
Cost is driven by the combination of factors covered below — area, access, substrate condition, the thickness specified, any fire-rating or coating requirements, programme and site logistics. The only reliable way to price a project is to assess these together on site, which is exactly what a free survey does.

Area, thickness and specification
The area to be treated is the obvious starting point, but the specified thickness matters just as much: the performance target set by your designer or surveyor determines how much closed-cell foam is applied, and therefore how much material and labour a project consumes.
Enverge closed-cell spray foam (Nexseal LE) is specified to the performance the building requires, not to a generic depth. A warehouse roof, an agricultural building and a cold-store each call for a different specification, so two projects of identical size can legitimately differ in cost once the right specification is established.
Access, substrate condition and preparation
How easy the surfaces are to reach has a direct bearing on cost. High roofs, restricted working areas, live operations and the access equipment needed all affect the programme and therefore the price. A building that must stay operational during works is more involved than an empty shell.
Substrate condition matters too. Closed-cell foam self-bonds to the substrate as it cures, but the surface must be sound and clean first. Rust, contamination, loose coatings or damp can mean preparation work before spraying begins — another reason an on-site assessment beats a guessed figure.

Fire rating, coatings and finish
Some commercial and industrial settings require a fire-rated protective coating over the foam, or a particular finish for hygiene, durability or appearance. Where a project calls for a topcoat or intumescent system, that adds material and labour beyond the foam itself.
Whether such a finish is needed depends on the building, its use and the relevant regulations — not on a rule of thumb. Identifying these requirements early is part of the survey, so the quotation reflects the genuine scope rather than springing extras later.
Programme, logistics and why foam can be cost-effective
Programme and logistics influence cost: distance to site, mobilisation, the size of the working window and whether the building is occupied all feed into a quotation. A tightly phased job around live operations differs from open access to an empty unit.
Even so, spray foam is frequently cost-effective against alternatives. As a continuous, self-bonding system it can be installed quickly with minimal disruption and no separate fixing or boarding stage, which often shortens the programme.
