The challenge
Stadium soffits are large, exposed surfaces over concourses and public areas, and where they are uninsulated they stay cold and lose heat. Warm air rising to meet the cold underside forms condensation that can drip into busy public spaces below, a clear problem for a venue handling large crowds and demanding a clean, dry environment.
The soffit area is extensive and broken up by structural members, services and junctions that interrupt any rigid insulation. Board systems cannot seal continuously around this detailing, leaving cold bridges where moisture keeps forming. The venue needed a continuous, well-bonded layer that could cover the whole soffit cleanly.
The ThermoFoam solution
ThermoFoam specified Enverge Nexseal LE closed-cell spray foam, applied directly to the underside of the soffit. The foam self-bonds to the substrate as it cures, flowing around structural members and services to form one continuous insulating layer with no fixings and no gaps for cold air to bridge.
The closed-cell system delivers both insulation and vapour resistance, lifting the soffit's inner surface temperature above the dew point so warm air no longer condenses overhead. Applied seamlessly across the large area, it covers the structural detailing far more effectively than boards could in a public-facing space.
The result
The stadium soffit gained a continuous, well-adhered layer of insulation that controlled condensation over the public areas and improved the building's thermal performance. The installation met the manufacturer-certified standard and is backed by the manufacturer-backed product warranty.
