The challenge
Hospital plant rooms house essential mechanical and building services, and they are demanding environments where temperature and humidity fluctuate as equipment runs. Cold structural soffits and walls in these spaces readily attract condensation, which can drip onto plant, corrode fittings and create a damp, difficult environment to maintain.
In a live healthcare facility, any remedial work must be clean, reliable and minimally disruptive. The plant room structure is crowded with services, pipework and supports that make conventional board insulation impractical, as boards cannot seal continuously around the congested layout, leaving cold bridges where moisture continues to form.
The ThermoFoam solution
ThermoFoam specified Enverge Nexseal LE closed-cell spray foam, applied directly to the cold soffit and wall surfaces. As it cures, the foam self-bonds to the substrate and follows the congested plant-room geometry, sealing around supports and services to form one continuous, gap-free insulating layer.
Because the closed-cell foam both insulates and resists vapour, it raises the inner surface temperature above the dew point and stops warm, humid plant-room air from condensing on cold surfaces. The seamless application succeeds where boards cannot, eliminating the cold bridges that would otherwise keep generating moisture.
The result
The plant room surfaces were sealed and lifted above the dew point, bringing the condensation under control and protecting the building services housed within. The work was carried out to the manufacturer-certified standard and backed by the manufacturer-backed product warranty.
